Our first month in the New Year brought some interesting changes. Both Ada and Canyon counties experienced a reduction in active listings month over month since last summer. January showed a slight uptick in the total listings for both areas.

With 4,316 active listings in the entire Ada County market and 5,429 absorbed in the preceding year we have an average of 9.5 months of supply over all price and age categories. The New Construction markets in both Ada and Canyon counties continued to reduce last month’s inventory by a slight margin.

The $300-$350K price range in Canyon County’s New Construction segment is posting just six months of supply with 16 units sold over the last year. Additionally, all of Canyon County’s New Construction price points are fetching an average of over 98% of their asking prices. They are currently reporting 441 active New Construction listings which translate to about an 8 month supply of product.
